Responsibilities
Utilizing YARDI Breeze Premier Property Management Software program
- Prepare annual operating budget.
- Collect tenant rents and process payment of operating expenses.
- Annual reconciliation and budgeting.
- Prepare monthly operating report, to include variance report and tenant delinquency reports and copy of all rent and Common Area Operating Expense checks received from tenants, all deposit receipts, all invoices paid with payment receipts, and all related reports.
- Prepare annual operating budget.

- Visit properties twice a week (in-house brokers, property manager) and provide a semimonthly report.
- Tenant management (troubleshooting, disputes, documentation, regulation)
- Prepare a written building maintenance program to minimize operating expenses.
- Maintain and update approved vendor list.
- Conduct a semi-annual property inspection and provide a written corrective action plan.
- Review building service contracts for completeness. YTD performance, and potential cost savings. Insure vendors are property insured and licensed.
- Provide a property Risk Management review with corrective action plan to reduce liabilities
- Keep track of market rate, real estate activity and development surrounding each property.
- Upon request, give valuation of property.
